Biography
Alexander (Sandy) Paul has more than 25 years of experience in the real estate and consulting fields. His professional concentration is analyzing economic and commercial real estate trends. At Georgia Tech's Master of Real Estate Development program, he is charged with developing and teaching courses on real estate market analysis and real estate policy and ethics. He also leads the program's conference series that is hosted in partnership with the Urban Land Institute (ULI).
For more than six years, Sandy served as senior managing director of national research at Newmark, leading the firm’s national research team of more than 70 professionals as well as its Mid-Atlantic research program. Under Sandy's leadership, the company significantly expanded its research and thought leadership offerings, providing its clients with industry-leading data and market analysis. Sandy also created and produced BenchMarks, the company’s national conference series, which attracted thousands of senior executives to events across the United States.
Sandy joined Newmark following more than 13 years at Delta Associates, a leading provider of commercial real estate research and advisory services. At Delta Associates, Sandy served as executive vice president and was responsible for client project management, business development, and oversight of the firm’s media outreach. Sandy's responsibilities also included managing consulting engagements for corporate clients and authoring white papers. He was a featured speaker at industry events, including Delta’s annual TrendLines forecast conferences.
For eight years, Sandy was responsible for the national research activities that Delta Associates performed for its affiliate, Transwestern. During that period, he led the research and analysis teams for ten metropolitan areas, tracking real estate markets and regional economies. Before joining Delta Associates, Sandy was a consultant with American Management Systems, where he focused on new business development with public sector clients. He previously was an associate with Coopers & Lybrand in New York City, where he concluded business incentive agreements between private sector firms and economic development agencies.
Sandy has been quoted as an expert in commercial real estate market analysis in Commercial Property Executive, The Washington Post, Washington Business Journal, Globe Street, Bisnow, and other publications. He also serves as an adjunct lecturer at Georgetown University’s Master of Professional Studies in Real Estate program and has been a frequent guest lecturer at George Mason University.
Sandy earned a Master of Public Policy degree from Duke University’s Terry Sanford Institute, where he also served as a teaching assistant, and a bachelor’s degree from Dartmouth College. In 2012, he was awarded the CRE credential by the Counselors of Real Estate for outstanding integrity and judgment in real estate counseling. In 2015, he was granted membership in Lambda Alpha, the land economics honor society. In 2024, Sandy completed the competitive flagship program of Leadership Perimeter, an Atlanta-area organization devoted to volunteerism and community building. He also is a member of the Board of Directors of the Sandy Springs Education Force, a non-profit organization dedicated to supporting public school students in Sandy Springs, Georgia.
